Belvedere proposal faces Bristol Zoning Board tonight

The Bristol Zoning Board of Review is about to get its first look at the “Belvedere at Thames Street” development proposal during a special meeting tonight Thursday, June 13.

After clearing major hurdles from both the Bristol Historic District Commission and Bristol Planning Board, applicant Jim Roiter is now seeking to receive a number of dimensional variances for his downtown, mixed-use construction project, including:

  • Constructing a mixed-use building with commercial-restaurant use, 20 residential dwelling units and an enclosed parking structure having less than the required lot area per dwelling unit;
  • Less than the required rear yard setback;
  • Greater than the permitted floor-area ratio;
  • Greater than the permitted building height;
  • Greater than the permitted projection of building features over a public right-of-way;
  • Less than the required amount of commercial space on the first floor within 50 ft of a front lot line, and;
  • Variances from dimensional off-street parking and loading requirements, including landscaping, minimum aisle widths, minimum stall dimensions, setbacks, screening and striping.

The hearing will take place at 7 p.m. in Town Hall.
