Overseas firm pays $8.6M for Tiverton marina
Channel Islands company plans high-end expansion of Tiverton site

TIVERTON — Quality Yacht Services, which had been poised to built Tiverton’s largest marina, has sold out to an overseas investment firm for $8.6 million.

According to both sides in the transaction, new owner Trinity Marine Group of the Channel Islands (located between southern Great Britain and France), plans to carry on with plans for a “world class” facility, one on which the company intends to spend another $5 million during the conversion.

“This site is perfectly suited for a world class marina and yacht yard with its proximity to Route 24, deep water slips, stunning views of the Sakonnet River and easy access to Narragansett Bay, Newport, Martha’s Vineyard and Nantucket,” said Keith Laker, chairman of Trinity Marine LLC. “I was thrilled to find such a superb location for this project.”

“I understand that they intend to carry on with the project for which we had received permits,” said Brad Waugh, owner of Quality Yacht Services. “They have in mind a very high end facility that will appeal to their clients on either side of the Atlantic,” he said.

For more details, see this week's Sakonnet Times.

whats happening to Tiverton? space for 300ft yachts? whaa, let me guess its gonna be private too, block out all the locals that have been here their whole life? lets put up an awful looking bridge to portsmouth and make this "world class" facility to clutter up the sakonnet river. oh wait there gonna have a pool? yippy skippy... poor Tiverton, theres gonna be nothing left of you in a few years, no more history, just a bunch of rich people that live here 4 months out of the year complaining about everything. At least Mark Perry has a nice amount of cash to sit on for a while......sell-outs

What is wrong with having a high end business in Tiverton? The yacht club is not at all that. Trailer trash type members and a hole in the ground on a mess of a property. I think this new venture will help with taxes and be a positive addition to our town. If flannelman wants a waterfront park perhaps he should purchase this place and donate it to the town. This is the type of clean commerce that will help with the taxes and not send kids to the schools. I wish these folks well on this new business.

5/21/09, 07:40 AM

Sailski: Agreed. Let them clean it up and generate some revenue to keep the residential taxes down. (Unless the illustrious leaders decide to just find a new reason to squarder the new found revenue on)

5/21/09, 08:07 AM

this is exactly what I mentioned in a previous post. business that affects very few people and in reality cleans up an area, is even looked down upon by some of the townspeople, and I just dont get that.

5/21/09, 10:09 AM

ive lived in tiverton my whole life and i love going down to the water under the bridge, looking up at the sakonnet bridge, all the old work boats, the old docks. they are gonna put up 3 huge docks one 300 ft cement dock a 100 feet from the basin, a big facility (probably a big ugly grey rectangle) , theyre gonna try to bring in all these huge fancy yachts. can the public use the facility? what about all the people that live on riverside drive? i dont know whats so appealing about this, how many people live in tiverton and have 100 ft yachts to park there? the yacht club didnt have trailer trash members, what kind of comment is that saliski? putting down good people from Tiverton. the yacht club was a great place before it burnt down. teaching kids how to sail and swim. i would much rather hang out with "trailer trash type members" then the people this place is going to bring

5/21/09, 01:22 PM

and as far as a waterfront park i wouldn't want that either. i like it the way it is, the way i've always known it, its got much more character

5/21/09, 01:28 PM

That's half the problem in Tiverton flannelman, no one wants change.......yet everyone complains about the taxes.

I personally think the marina is going to be a plus for Tiverton. Look at Carnagie Abby's marina, the town still uses it and it's beautiful.

5/21/09, 01:42 PM

flannel: what that is called is "aversion to change" regardless of what that change is. I liked Providence better before the built the bus terminal. but the bus terminal was needed and progrss moved on. Same is happening here, in a slightly different way, but it isnt much different. this project will bring in some much needed revenue. unless of course you WANT your taxes raised every year by the super-liberals.

5/21/09, 01:44 PM

maybe flannelman and anyone else who wants the site of the new marina to remain as it is, should purchase the property from the new owners. that way they can watch it turn into a dump, just like the tiverton yacht club.

5/21/09, 04:12 PM

Change sometimes is a good thing. At one time the property was home to Humprey's and they moved to North Tiverton. That was change. As for TYC you should go down and look at that dump. This is not the old TYC. Thursday nights with parents drinking away under a tent while the kids play in the street. I am happy Tiverton is getting a high end business. Why should we be in a race for dead last. This will be an improvement for the harbor, taxes for the town and jobs for people that need them. It is a win win situation for everyone. It is too bad the fishing boats had to leave perhaps the state could build them a dock under the new bridge. It is too bad that change comes so hard for some people. This project is better for Tiverton than Starwoods!!!!As for the members of the club with a foundation and a porta john. Who in their right mind would pay money to hang around that eyesore? It is not roman ruins. The members park in cross walks like they own the street. I hope our taxes go down and the town refrains from going on a spending spree or give the new taxes for raises for overpaid underperforming teachers.

5/21/09, 08:05 PM

well i guess we will just see how much it helps the town because its happening either way. im sure this place will save our high taxes and help our "dump" town filled with "trailer park type people." i really liked this town growing up, but as the years go on i am liking this place less and less.

5/22/09, 09:43 AM

flannelman: there is a solution to your problem. Move!

5/22/09, 10:04 AM

I will be saddened to lose the open space in the waterway, but this project can be nothing but a positive for the town. It will provide additional revenue and bring individuals with substantial disposable income to the town to support local businesses. Who knows, they may love Tiverton so much that they buy some homes here and help our values rebound, or better yet relocate their businesses here. Face it, individuals with 100 foot yatchs are people who know how to generate income (unless they are trust fund babies). EDC -- get on it!

As for the TYC, "Who in their right mind would pay money to hang around that eyesore?" People who want their children to get an understanding and early love of being on the water. People that remember what the club was. People that know it will be a better place. It is a "dump" because one individual whose motives and moral standing are questionable has fought every single permit required to rebuild. If not for this wonderful human being the club would have been rebuilt within a year of the fire. So if you feel the TYC is an eyesore and a disgrace to the town, blame him, not the members.

5/22/09, 10:57 AM

thanks for the advice NEHiker, i guess you like people calling your town a dump and your friends trailer park people, have fun hanging out with millionaires in their yachts with their nose in the air, i'm sure they cant wait to meet you when they get here, you guys can go for a hike, talk about how your crap smells like roses, you better hurry though before they cut all the woods down to put up another cvs and dunkin donuts, its cool though, it will bring our town revenue right?

5/22/09, 01:02 PM

This town is not a dump, nor do I consider it full of "trailer park" people. It's called bettering the town, something of which most of you older generation dislike. Well, the world is all about change and we must adapt to it. This town will never be full of CVS' and Dunkin Donuts, so not to worry.

5/22/09, 01:23 PM

check out the article on bulgarmarsh park and support a place that would really be a nice improvement for Tiverton

5/22/09, 01:24 PM

Flannelman: when the motorcycle riders wanted to have a one day ride through town to raise money for that they town told them "no" because it might disrupt church or the noise ordinance. We can't put that aside for one darn day to do something good for this town? Hell no! Complain to the town council who turned them down.

5/22/09, 01:28 PM

flannel: yes it would, but noone seems to care since they have only raised about what, $1,400? but people DO see to care about bringing new better, tax-paying businesses into town. While a new park would be nice, there will be maintenance costs associated with it which, if you look at the state of the average roadway in Tiverton, we cannot afford because teachers take all of the taxes.

but we ight be able to afford all these great little things if, oh, I dont know, we had a nice new multi-million dollar tax paying marina?

5/22/09, 01:31 PM

Just read about this on Projo and then wandered over here. I agree that this will be a plus for the town. I think that a marina is a perfect fit for a sea side town like Tiverton. Same goes for the one being run by the TYC. As far as access to shoreline, there are plenty of other spots in town for that... and really how many people went down to Quality to enjoy a sunset? I am sure they will meet all zoning, etc.. and will be a benefit to the town.

5/22/09, 03:38 PM

This type of development will create spin off jobs to aid our economy. Some seasonal some full time but all welcome boats need supplies maintenance fuel and so on.people rent cars eat and shop I see this in newport I spend much time working in the city by the sea. I do not expect it to be that bussy but it will bring some business. This property is under developed good to see some investment here in town.People who are looking for access to the water front should weigh in on this to insure some is avalible that is not unreasonable. Many local developments have accommodated the host community with boat ramps or access to fuel for boats making the business part of the community.

5/22/09, 09:25 PM

I'm happy to report that I just finally sold my home in Tiverton, one of the least desirable communities around to live in. The taxes in this town are REDICULOUS for what you get for services and the reassessments that just came out are still off base from what homes are actually worth, a carry over from the last several years. The CLOWNS that run this town (and those that keep voting for the establishment) have a proven track record for turning away tax paying businesses that could help to offset the tax burden that weighs so heavily on the many families that call Tiverton home. From the sounds of it, this project will likely inspire more off-site developments which will mean some more tax revenue to help the residents. SAYANORA TIVERTON & RI !!!!

5/24/09, 07:48 PM

"I'm happy to report that I just finally sold my home in Tiverton, one of the least desirable communities around to live in."

Another undisputed "fact," the likes of which seem to proliferate on these boards (and within the state) as of late.

Congratulations anyway.

5/24/09, 08:26 PM

its about time something nice comes to tiverton, change is tuff for some people, but im sure it will bring some class to town..

5/25/09, 09:21 AM

This could be a chance to extend the sewer line to that area. The homes in that area are in need of a sewer line to end there septic problems Boat need to discharge there waste a pump system could send the waste to the line behind the Horizon bay then on to the treatment plant. For some of these homes it will save them tens of thousand of dollars. That is if we work with the devolpment not get in the way. This would also help if a restaurant wants to open in that area. The gray water from dishwashers make a septic system in that area prohibitive. This could be a win win situation

5/25/09, 09:47 AM

Joe, who would be paying for that sewer line? and how would they pay for it?

5/26/09, 09:57 AM

There are good and bad people everywhere. Trailer people pay taxes like everyone else, and there is good and bad in homes as well. Some trailer people have better jobs than most homeowners, but live smarter and have not to worry about loosing their homes. Be careful to whom you lower your mind and mouth too.

5/26/09, 12:10 PM

Metaldoc If the town was going to own the line the town would float a bond and the homes and businesses who use it would pay for it.It could be a private line and the users would pay both are viable. The towns wastewater committee is a big help and would probably want it to be a town line and billing would through the town.It is up to the developer to work this out I can not see how an ISDS. would work in that area not enough land availible.

5/26/09, 06:06 PM

I am not at all in favor of a sewer line along the waterfront. This is not Hyannis. Condos and tshirt shops. The new marina is self sufficient and does not need a sewer line to function. Each slip with have a hookup to the pumpout.

5/27/09, 09:14 PM

Sailski where will they pump to I do not see enough land for a septic system. They cant put in the river it has to be treated.I do not see large developement just the marina and some shops to support the boats. But the homes in the area are mandated to update there cesspools this would help these home owners. The area is not suited for septic systems except the very expensive ones. This could help some home owners in the area.

5/27/09, 09:40 PM

joe many of those homes have already installed the expensive systems along riverside, nanaquaket, and stafford pond. Would those homes be entitled to some form of rebate since they already did the right thing. I have seen the bottom less sand filter(isds) in some very small areas .

5/27/09, 09:51 PM

I am only talking about riverside dr. I do not believe a lot of people have upgraded most have cesspools>the one who have upgraded are on there own

5/27/09, 10:09 PM

I have worked installing pump systems and forse sewer lines in newport the last one was castle hill the hole area moves through a four inch line that is stuffed in an old eight inch gas line. A pump chamber collects the waste grinds it and pumps it to the next manhole where gravity takes over.I see this costing about two hundred thousand or there abouts.I do not see an ISDS handling that hole marina.I see a chance to help some home owners cant hurt to look.

5/27/09, 10:26 PM

As a victim of warwick's sewer line installation, i do not support this at all. Immediately after installing the sewer in front of my house in Warwick, the town dropped a $500+ a year tax on me to pay for it and an order to spend $3000 to hook up through one of the two town approved installers within 2 years or be fined for each month I was not hooked up and paying a new sewer bill.

As someone who is very anti-tax Joe, you really contradict yourself by advocating a new oppressive tax on town residents. Shame on you.

5/27/09, 11:07 PM

It has nothing to do with teachers and it sounds like Joe might get some work out of the deal.? I think alot of those homeowners can afford to install a high end system. I paid for my own and did it before any deadlines

5/27/09, 11:17 PM

Metaldoc remember when I said Open space you said we need business well progress comes with cost if this marina can work with out a sewer line I will be surprised. If a line is put in it could serve to help the area.Rastabri no I will not make money on this so do not act irate about my statement I am only prospecting .

5/28/09, 06:16 AM

Joe, bring business in yes, but raising taxes on residents to pay for a sewer which might possibly help attract a restaurant when we already have a dozen? No, I dont think so. Sorry Joe, foolish idea.

5/28/09, 08:03 AM

The pumpout system is the first of this type in RI. It will pump to a large tank that will be pumped out and taken to a sewer plant no harming the environment and no sewer line. There will be no excuse for the boat owner not to use the pumpout right from their slip.

5/28/09, 03:31 PM

JoeSousa, can the new owners build the sewer line or what ever they need with no expense to the town? Surely we don't want our tax dollars going to fund some private business now do we. We should also look closely at the fact that many marinas currently have lots of empty slips and yacht sales are drastically down. The other aspect is that Weaver Cove over by Melville will soon be home to a mega marina of nearly 1,000 new slips.

5/28/09, 03:39 PM

We are already paying for the Starwoods sewer line. The town can not afford to pay for one and there is no need for one. This is a win win project.

5/28/09, 03:45 PM

Sailski, does the pumpout system include the buildings that will go with the marina or just the boats that are docked there?

5/28/09, 03:56 PM

It’s interesting that the neighbors Campbell & Moran don’t seem to object to a “world class” marina which will produce more traffic, people, and noise than the TYC could ever produce. It’s also an interesting coincidence that a week after a $13.6 million dollar marina is announced that Campbell manages to get the boat owners of the TYC booted out of their slips and moorings. Hmmmm…..What if….?

5/28/09, 05:43 PM

Sailski are you saying they are going to put a ten thousand gallon tanker truck witch is the size of a gas delivery truck in the lot and pump the waste in it then take the truck to the sewer treatment plant when it is full.I did not hear that and would not believe CRMC.aproved it but if you heard that I will see.If a sewer line was run by the owner there is no cost to the people who have houses that it crosses in front of known as a betterment fee.this type of arangment happend in the north end for the ponta club years ago. Metal doc this is not warwick not as corrupt here. There is potential for some growth there but there is only so much land availible.Do not be so quick to bash the idea you really have no knowledge in the matter

5/28/09, 07:17 PM

Joe, This town is much more corrupt than Warwick. Go to some of the meetings of the boards and commissions and let up know if you feel the same.It is my understanding that there will be a septic system for buildings and a tank for the boats. All of the other marinas in the region are set up this way.

5/28/09, 09:58 PM

I do not think our volunteers take bribes I can not agree. I have seen what you are talking about know that you mention it they first appeared when the state outlawed pump outs of boats along the coast a few years ago.I think I read about it in RI monthly.

5/28/09, 10:08 PM

No, this town is not corrupt, nor is warwick. But people who want to build things and tax them later are called "tax and spend liberals" you know Joe. Anyone who proposes more taxes to fund a project like that is one. Sad too, since you were on the right track with the lowering of the teacher contract and cutting of the school budget, and then all of the sudden you suggest having main street dug up for over a year to put in a sewer for millions of dollars of our tax money to POSSIBLY attract a restaurant? C'mon, get real.

5/28/09, 10:43 PM

Metaldoc I wish you would show me where I said that we were talking about the end of riverside and I do not have the power to make it happen we were discusing it only.Do not read more in to it then that.As far as me being a liberal in some ways I am but I believe in open goverment a vote is the fair way I did not propose to ram it down the peoples throat. You seem to not like me so what can I say join with us or be the lone wolf and talk up a storm we will be in the trenches working to fix the problems in our town.

5/29/09, 06:08 AM

Joe, someone not liking you or the Tcc hardly makes them a lone wolf. What are the TCC views on this issue?

5/29/09, 06:36 AM

I never said i did not like you Joe. I dislike some of your ideas, like this one and I dislike the tone you often take towards people who disagree with you, and I wish you would use better punctuation and spelling. But I really dont know enough to dislike you as a person. And I think the TCC would be better served if you did not come off as the TCC mouthpiece.

5/29/09, 08:16 AM

As I said I am not the spokes person for the TCC I speak for my self alone.MY views are my own and my observations based on what I see around town.I promote the TCC. because I see them as an oppotunity to bring needed change that is all.I will post my opinions and present facts if I have them then I will read the responces to gain insite on issues. At no time will I present my self as the TCC spokes man nor will I present there views as if I speak for them.I think I was clear several times I have posted this.

5/29/09, 06:00 PM

It doesnt matter what you say concerning that, you are the MOUTHPIECE, whether they like it or not. You are constantly spamming the boards with "TCC HERE AND AT THIS TIME" etc etc, you are always saying "TCC this and that" - you can say "I speak for myself" until you are blue in teh face, but with your rhetoric and grandstanding and constant promotion, all people see is "gee, these TCC people are nuts"

5/30/09, 12:52 AM

I am glad you feel that way but the fact is I speak for my self.I will post my opinions and if you do not like them to bad.As far as me making people not like the TCC I get positive feed back from every one I meet.Maybe they undersrand the problems in town.

5/30/09, 07:07 AM

Good luck to anyone who wants to do business in Tiverton. Yes its a beautiful place but the politics are out of this world.
