PORTSMOUTH — Want to own a rare piece of American history?
If you’ve got deep pockets, you’ll have your chance next month when the iconic Sandy Point Farm in the south end of town goes under the auctioneer’s gavel.
Once part of the sprawling 280-acre Vanderbilt estate, the historic property at 30 Sandy Point Farm Road will be auctioned in cooperation with Kylie McCollough and Judy Chace of Mott & Chace Sotheby’s International Realty.
Listed for $3.5 million, starting bids are expected between $1 million and $2 million. Bidding is scheduled to open on Oct. 17 and close on Oct. 31 via Sotheby’s Concierge Auctions’s online marketplace.
Sandy Point Farm represents an iconic chapter of America’s Gilded Age. Originally designed by renowned architect A.S. Walker and completed in 1902, the estate was commissioned by Reginald Claypoole Vanderbilt, son of Cornelius Vanderbilt and grandfather to CNN’s Anderson Cooper.
Town Historian Jim Garman wrote about Sandy Point Farm in his book, “A History of the Gentlemen’s Farms of Portsmouth, RI: (Glen Farm, Sandy Point Farm, Oakland Farm and Others).”
In a lecture he presented last year, Garman explained what a “gentlemen’s farm” was. “At the turn of the last century a number of Newport summer residents decided that, for whatever reason, they would like to have a farm ‘out in the country,’” he said. “Whether by pressure to escape from the summer activities of Newport, or as some had an interest in horse-raising, some of the ‘summer colony’ decided to create large farms in southern Portsmouth.”

The property’s equestrian facilities remain a highlight to this day. The estate features 24 stall stables, a 15,000-square-foot indoor riding arena, grooms’ quarters, and a guest lounge.
The main structure is built with premium materials, including 2x24-foot cypress beams, and showcases three distinct rooflines with cupolas that crown the 60-foot peak of the indoor riding ring. The estate’s grandeur is further enhanced by its 6.15 acres, offering plenty of space for horse riding, expansion, or private enjoyment. Included in the sale are additional lots Nos. 187, 190, and 103, adding to the estate’s array of possibilities.
During Sandy Point Farm’s peak, the estate was the center of Rhode Island’s high society and a premier location for horse breeding, social events, and lavish gatherings. The Vanderbilt legacy is infused throughout the property, with its grand architecture and attention to detail making it one of the most prestigious equestrian estates of its time.
