Waterfront estate sells for $3,575,000

A family’s investment into their waterfront estate led to the highest residential property sale in Bristol in three years, when 192 Poppasquash Road sold for $3,575,000 last month. Frank and Patricia Noonan purchased the property 11 years ago. Located near the end of Clamshell Drive in a private area on the west side of the Poppasquash peninsula, the property included a large but partially unfinished home, a separate carriage house and nearly four acres on the water.

During the 11 years they owned it, the Noonans added a pool, tennis court and dock, and they finished the walk-out lower level, adding four bedrooms and bathrooms for their children and grandchildren. According to broker Leslie Hogan of Hogan Associates, who represented the sellers, the family would affectionately call the compound, “Camp Poppasquash.”

Said Ms. Hogan of the deal, “The sale of 192 Poppasquash Road underscores the appeal of Bristol and Poppasquash Point. This home, with dock, pool and tennis court, was made to accommodate an active family, and it will be well loved by its new owners.”

The house was originally built in 2002 by the late Don McGraw, of McGraw-Hill Publishing fame. He built the house for his own limited needs when visiting the area.

The buyers are Jeffrey and Michelle Cote. They were represented by Ann Glosson from Mott & Chace Sotheby’s. The property was on the market for about six months, originally listed at $4.3 million.
