Tupelo Cove: Occupancy slated for December

If weather holds out, the first phase of Tupelo Cove could be occupied by December 2013.

Local developers and Bristol residents Joanna and Angus Davis are turning the 2.3-acre site, located at 75 Tupelo St., into incubator space, where marine and building trades can benefit from small and affordable units.

“We really saw a need for this kind of project,” Ms. Davis said. “There are a lot of similar units in and around the East/West bays. Most of which have a 100-percent occupancy rate.”

Once complete, the two buildings will each feature 10 1,500-square-foot units, each with a handicap bathroom and a 14-by-16.5-foot garage.

“We made sure to make it large enough to accommodate those in the marines trade,” Ms. Davis said.

Free internet site-wide will be available, and the property will be under 24-hour video surveillance. Starting rent will be $1,100 a month, which may vary depending on added features.

“Each unit has space that could accommodate a mezzanine,” Ms. Davis said.

The units could also be combined.

“It’s been a lot easier than we thought,” said Michael Siino, owner of Siino Building and general contractor for the project. This is Mr. Siino’s first industrial project.

“We usually deal with residential homes,” he said. “And you’d think (industrial) would be harder, but it wasn’t. (The design) is more cookie-cutter in a lot of ways.”

Bristol Town Council approved an ordinance rezoning the property from general  business to manufacturing earlier this year.

The Tupelo Cove project would also likely benefit from the town’s tax stabilization ordinance that offers tax incentives for developers who plan to revitalize vacant space and promote economic growth.

The second building is expected to be complete and occupied by April 2014.
