The new owners of the former Warren Manufacturing Company mill on the Warren River will use a plan already approved by the Town of Warren as the basis for their development, rather than starting from scratch.
Brady Sullivan of Manchester, N.H. purchased the mill earlier this year for $2.6 million after its former owners fell into receivership. The firm will base its re-development on a Master Plan approved by the Warren Planning Commission five years ago.That approval has been renewed several times over the years and is valid until next year, Warren Town Planner Caroline Wells said.
Ms. Wells learned from planners at Brady Sullivan last week that they will use the existing plan as the basis for their expected re-development of the mill. She said the plan, approved in 2008 for would-be developers Meredith Management, will have to be extensively reworked to fit Brady Sullivan’s plans. The firm is known for transforming vacant mills into residences, primarily rental units.
Brady Sullivan officials are expected to present their plan to the Town of Warren within a week or two. Under the terms of the old Master Plan, Meredith Management had Warren Planning Board approval to transform the mill into as many as 316 residential and mixed use units. The plan also called for the construction of a fourth story on the three-level mill.
Meredith Management walked away from the project soon after the Master Plan was approved, citing the declining economy as a major factor.
